New Restaurants on Darnestown Road in Gaithersburg

If you take Darnestown Road past the Shops at Potomac Valley, you may have noticed the changing restaurant signs. A storefront gets signage. The signage sits there for a year. Then a different name shows up on the same glass. If you've lived here a while, you've watched this happen more than once.

This year brought a change. In an eight-month stretch, two restaurants along this same short row of Darnestown Road opened, and a third was announced. The three storefronts have different histories: two followed concepts that never opened, while one follows a long-running restaurant that closed. That's the part worth paying attention to: two new places to eat, with a third still pending.

Restaurant Changes at the Shopping Center

The space at 12141 Darnestown Road was home to Neal's Bagels before that business relocated to Kentlands, and after the bagels left, the spot was slated to become a Kong Dog outpost. Permanent signage went up in the fall of 2024, but it did not open there. More than a year passed with no interior work or opening date.

A few doors down, the address now known as 12117 Darnestown Road had its own false start. It was an AT&T store for years, and once that closed, the space was penciled in for a Wayback Burgers location. That one never materialized either.

And at 12211 Darnestown Road, the long-running California Tortilla shut its doors permanently, the second closure of a California Tortilla in Gaithersburg within about a year, following an earlier shutdown at Spectrum Town Center in November 2024. For a stretch of 2025, the city had no California Tortilla locations left at all.

These three storefronts have taken different paths to new restaurant plans.

Steeze Burger Opens First

Steeze Burger was the first of the new restaurants to open, taking over the old Neal's Bagels and Kong Dog space on Sunday, May 24, 2026. The opening drew lines stretching down the block, which makes more sense once you know the backstory.

Steeze started as a pop-up in 2022, built by Laytonsville resident Hunter Karametos out of a portable griddle and word of mouth at farmers markets and breweries around the region. By 2023, the Washington Post had named it the best burger in the DMV, with food critic Tim Carman calling it

"the best around these parts."

That's a hard reputation to live up to in a permanent location, and the brand took its time getting there, clearing a liquor license hearing before Montgomery County Alcohol Beverage Services on February 19, 2026, before finally opening three months later. The menu sticks close to what built the following: single, double, and triple smash burgers, chili cheese dogs, grilled cheese, fries, and a rotating lineup of Mountain Dew flavors. The restaurant opened Wednesday through Sunday, with plans to expand to seven days once the kitchen finds its rhythm.

Fish Taco Opens on Darnestown Road

Just over a month after Steeze opened, Fish Taco filled the old AT&T and Wayback Burgers space at 12117 Darnestown Road, opening on Wednesday, July 1, 2026. Unlike Steeze, this wasn't a first restaurant. Fish Taco already had a following in Montgomery County, with locations in North Bethesda, downtown Bethesda, and Cabin John. The Darnestown Road spot became its fourth Montgomery County location and sixth in the DMV overall.

The buildout tells you something about how seriously the company took this location. Construction crews pushed the storefront's front wall closer to the street to widen the footprint, adding room for a dining area that seats 40 to 45 people inside plus roughly 20 more on a new patio, all inside about 2,200 square feet. The Baja-inspired menu leans on blackened fish and salmon tacos, rice bowls, burritos, and quesadillas, and the opening month came with a run of summer specials through July 31, including a cucumber gazpacho and a salmon aguachile.

A Small Note On the One Still Waiting

The third space hasn't caught up yet. Guapo's Taqueria and Charcoal Chicken put up coming-soon signage back in November 2025, promising to bring rotisserie chicken, tacos, burritos, and Latin American sides to the old California Tortilla footprint. The concept comes from the same family behind the full-service Guapo's Restaurant chain, which already runs three similar fast-casual locations in Northern Virginia. As of the most recent reporting available, no firm opening date has been announced. If Steeze and Fish Taco are any indication of how long these buildouts take once signage goes up, it's reasonable to expect this one to land sometime in the months ahead, but nothing is confirmed yet.

What This Actually Tells You About This Stretch of Road

Here's the part that matters beyond the menus. Every one of the two restaurants that has actually opened here came in with a track record already built somewhere else. Steeze Burger didn't invent itself in Gaithersburg. It arrived with a Washington Post title and four years of pop-up devotion behind it. Fish Taco didn't take a gamble on an unproven concept either. It expanded into a market where it already had three other locations doing well.

Compare that to what's happening a short drive away at Kentlands Square. That center recently welcomed a food-assembly startup running a fully centralized kitchen model and a first-of-its-kind cat adoption lounge, both new categories of retail that didn't exist in this market a year ago. For a resident, that means more dining options along Darnestown Road. The center's older tenants, including Chopin Noodle House and Gemelli's Italian Market, are still there too, so the lineup on this stretch is fuller now than it has been since before the pandemic thinned it out.

A Corner Worth Watching, Not Just Driving Past

None of this changes anything about property values or school boundaries or the things that show up in a market report. But if you live on the North Potomac side of Darnestown Road, the road that forms this neighborhood's own northern edge, this is the kind of change that actually touches a Tuesday night. The center now has two open restaurants and a third announced, adding to the dining options on Darnestown Road.
